Louisiana Branch Office License

Insurance Requirements:
  • Turn in proof or payment of your Errors and Omissions Insurance coverage. Company licenses are separate from individual broker licenses and require separate E&O Insurance. 
    • You can purchase your E&O Insurance through the LREC group policy by remitting payment in the appropriate amount based on the pro-rated premium chart.
    • You can also choose to purchase your E&O from a source other than the LREC group policy. If you choose this option, you will need to complete and turn in an Independent Errors and Omissions Insurance form. You will also need to furnish a declarations page from your insurer.

Qualifying Individual Requirements:
  • Every branch office shall be under the direct supervision of a licensed individual broker who shall be designated in writing as the branch office manager.
  • A copy of the designation shall be submitted to the commission within five days following the date of the original designation or any changes thereto. Nothing shall preclude a supervising broker from acting as the branch office manager for one or more branch offices.
  • A broker designated as a branch office manager shall be subject to the duties and penalties prescribed for supervising brokers in R.S. 37:1430 et seq.; however, this shall not relieve the supervising broker of the ultimate responsibility for the branch office operation.

Ownership Requirements:

If you intend to do business under any name other than the legal registered name of the company, you must register the name you wish to use as a Trade Name with the Secretary of State’s Office. Example: ABC Real Estate, LLC doing business as ABC Real Estate must register ABC Real Estate as a Trade Name.

Insurance Requirements:
  • Turn in proof or payment of your Errors and Omissions Insurance coverage. Company licenses are separate from individual broker licenses and require separate E&O Insurance.

Qualifying Individual Requirements:

The Designated Qualifying Broker is the real estate licensee authorized to apply for a Louisiana Real Estate Broker License on behalf of and in the name of the herein named Corporation, Partnership, or Limited Liability Company. The Designated Qualifying Broker shall be the licensee’s representative in all matters relating to its real estate license activities in Louisiana and in all matters before the Louisiana Real Estate Commission.

Instructions:
  1. Register your company with the Louisiana Secretary of State’s Office.
    1. If you intend to do business under any name other than the legal registered name of the company, you must register the name you wish to use as a Trade Name with the Secretary of State’s Office. Example: ABC Real Estate, LLC doing business as ABC Real Estate must register ABC Real Estate as a Trade Name.
  2. You must complete the Broker License Application for Corporation/Partnership/Limited
    Liability Company form.
    1. Page 2 of this form requires that you attach a copy of your Secretary of State registration certificate and a corporate resolution. View a sample corporate resolution.
  3. Turn in proof or payment of your Errors and Omissions Insurance coverage. Company licenses are separate from individual broker licenses and require separate E&O Insurance.

The name used by a Corporation, Partnership, or Limited Liability Company must be registered with the Secretary of State, and a copy of said registration must be submitted with this application.

First Delinquent Renewal Period: October 1, 2022 – November 15, 2022 ($50 delinquent fee for active and inactive licensees).

Second Delinquent Renewal Period: November 16, 2022 – December 31, 2022 ($50 delinquent fee for inactive licensees; $200 delinquent fee for active licensees)
