Idaho Branch Office License

Ownership Requirements:

The branch office must operate under the same name as the main office.

Attach a copy of the Trust Account Notification Form (REE-088)

Insurance Requirements:
  • Errors and omissions insurnace is required and must have an effective date on or before the date the application is submitted. Pick either option below. 
    • Rice Insurance Servicves Company (attach a copy of the RISC certificate of coverage for the BOM)
    • Independent Coverage (attach completed, signed Certification of E&O Coverage form REE-141 or REE-142 showing coverage for the BOM (Branch Office Manager))

Qualifying Individual Requirements:
  • The BOM must be licensed as a broker in Idaho.
  • The BOM must have completed the Idaho Business Conduct & Offi ce Operations* or Brokerage Management* course within the 3 years immediately preceding the date of this application.
    • *Attach a copy of the completion certificate if it is not already recorded on your IREC education record.
  • The designated broker of the main office must name a managing associate broker for the branch office
  • The managing associate broker must complete all requirements for a broker’s license

Insurance Requirements:
  • E&O insurance must have an effective date on or before the date you submit your application
    • Rice Insurance Services Company (Commission group policy - attach copies of separate RISC certificates of coverage - 1 for the DB and 1 for the corporation) - OR
    • Independent Coverage (attach completed, signed Certification of E&O Coverage form(s) (REE-141 and/or REE-142) showing coverage for both the DB and the corporation)
Qualifying Individual Requirements:
  • Corporations shall designate and appoint one of its officers to be the Designated Broker.
  • Limited partnerships shall designate and appoint a general partner to be Designated Broker. 
  • Limited liability partnerships shall designate and appoint a general partner to be Designated Broker. 
  • General partnerships shall designate and appoint one of its partners to be Designated Broker. 
  • The designated broker must complete all requirements for a broker’s license. 
  • If already licensed as a broker, the following documents are required: 
    • An additional completed license application for the business entity.  The expiration date of a business entity license will be the same as the expiration date of the designated broker’s license.
    • Proof of separate E&O insurance for the business entity.
    • Completed Trust Account Notification form. 
    • If applicable, a copy of the file-stamped Certificate of Assumed Business Name from the Idaho Secretary of State.

    • List of Officers and Directors (names, titles, and addresses of all officers and directors of the corporation).
    • Corporate Registration (attach a file-stamped copy of either the Articles of Incorporation or Certificate of Authority (if a foreign corporation) issued by the Idaho Secretary of State).
    • DBA Registration (if applicable, attach a file-stamped copy of the Certificate of Assumed Business Name issued by the Idaho Secretary of State).
    • Corporate Resolution stating that the proposed DB has full authority to act on behalf of the company has been named the Designated Broker and is a director or officer for this corporation.
    • Trust Account Notification Form (REE-088) whether you will hold entrusted funds or not.
    • E&O Insurance Certification of Coverage form for both the DB and the corporation (part 4)
    • Broker License Application for proposed DB (if not already licensed as an Idaho broker).
    • Verification of completing the BCOO or Brokerage Management course within the previous 3 years (inactive to active DB  or AB to DB applicants only).  
  • Limited Liability Companies:
    • List of Members and Managers (names, titles and addresses of all members and managers of the LLC).
    • LLC Registration (attach a file-stamped copy of either the Certificate of Organization of the Limited Liability Company or Certificate of Authority (if a foreign corporation)issued by the Idaho Secretary of State). 
    • DBA Registration (if applicable, attach a file-stamped copy of the Certificate of Assumed Business Name issued by the Idaho Secretary of State).
    • Operating Agreement stating that the proposed DB has full authority to act on behalf of the company, has been named the Designated Broker, and is a member or manager for the Limited Liability Company.
    • Trust Account Notification Form (REE-088) whether you will hold entrusted funds or not.
    • E&O Insurance Certification of Coverage form for both the DB and the company (part 4).
    • Broker License Application for proposed DB (if not already licensed as an Idaho broker).
    • Verification of completing the BCOO or Brokerage Management course within the previous 3 years (inactive to active DB  or AB to DB applicants only).
  • General Partnerships:
    • List of partners (names, titles and addresses of all partners of the partnership).
    • Partnership Registration (attach the file-stamped copy of either the Statement of Qualification of Partnership or Statement of Foreign Qualification (if a foreign partnership) issued by the Idaho Secretary of State).
